The 25-year-old EPDM roof at Pleasantville High School in Pleasantville, New Jersey, was restored using American WeatherStar’s Max-Ply™ Roof Restoration System. Covering approximately 185,000 square feet, the project incorporated a fully reinforced roofing system designed to extend the service life of the existing roof while providing long-term waterproofing protection.
Restoring an Aging EPDM Roof
Pleasantville High School features approximately 185,000 square feet of EPDM roofing across multiple roof sections with varying slopes. After 25 years of service, the existing roof was a candidate for restoration to help extend its useful life without requiring a complete replacement.
The Max-Ply™ Roof Restoration System was selected to provide a reinforced, seamless waterproofing membrane over the existing EPDM substrate. Combining a fully fabric-reinforced urethane base with protective silicone coatings, the system offers enhanced durability and long-term resistance to weathering and UV exposure.
Installing a Fully Reinforced Roofing System
Before restoration began, the existing EPDM roof was pressure washed and treated with EcoCleaner 925 to remove dirt, dust, debris, and other surface contaminants. Thorough surface preparation helped promote proper adhesion of the restoration system.
Following preparation, Aromatic Urethane 520 was applied with full fabric reinforcement across the roof surface, creating a reinforced base membrane. Two subsequent coats of Silicone 410 were applied to provide a seamless, weather-resistant protective barrier. Roofing Granules were incorporated into the finishing system to enhance surface durability and provide additional protection against weathering.
Long-Term Protection for a 185,000 Square-Foot Roof
The completed Max-Ply™ System restored the aging EPDM roof with a fully reinforced, seamless membrane designed to provide lasting waterproofing and weather protection.
Pleasantville High School received a 20-year American WeatherStar Roof Coatings Material Warranty, providing long-term protection for the restored roofing system.
