Research
A 20-year-old modified bitumen roof—which sat atop a police station in Estes Park, Colorado—was in major need of maintenance. In order to avoid a full replacement in the future, the facility manager chose to restore the entire 12,500 sq. ft. roof system rather than only repair a few isolated problem areas. Following an inspection by an American WeatherStar Approved Contractor, it was determined that the Ure-A-Sil Roof Restoration System would be the ideal solution for this aged mod bit roof.
Process
After power-washing the roof at 3500 psi, the American WeatherStar Approved Contractor sealed all seams, perimeters, and penetrations with either fabric and Fabric Bond 930 or with Urethane Brush-Grade 522. The sealant phase is a critical step to ensure the roof is water-tight even before installing the base coat.
Next, the contractor installed the Aromatic Urethane 520 base coat. Once cured, this liquid applied moisture-curing polymer provides a durable, seamless, flexible, waterproof membrane that resists lateral movement and will allow for normal expansion and contraction.
Finally, a top coat of High-Solids Silicone 412 was installed. The top coat is bright white and reflects up to 90% of the sun’s UV rays. High-Solids Silicone 412 also withstands long-term ponding water conditions.
Result
This project was inspected by an independent roof consultant. The restoration project received a score of 10 on a 10 point scale.
The Estes Park Police Department received an American WeatherStar 12-year NDL System Warranty, which protects them from leaks in the system. So, if there were a leak caused by a failure in the system eleven years after installation, American WeatherStar would have the leak repaired at no cost to the building owner.
